We are glad that you have entrusted us to assist you with your transaction!  We are looking forward to working with you and being on your team.  So that we can provide you with the highest level of service and make sure that your transaction closes smoothly, please make sure to provide us with the following information and keep us informed of updates and changes as they occur.  Most important, we want to be there for you, so if you have any special needs let us know and we will be happy to accommodate.

Executed Sales Contract- Please make sure that the contract includes the names of ALL parties; buyers, sellers and agents with a good contact phone number for each; all special stipulations and commission agreements; agents if you have a pay at the table program please make sure to notify us so that we may complete any pre closing requirements; and buyer's lender information.

Seller Information Sheet - This form is needed to provide us with pertinent information so that we can prepare for the closing.  It should be completed with seller's current mortgage and home owners association information, including account and contact numbers.  If we need additional information we will let you know.

Home Warranty Information - Most important, please let us know who is paying the cost of the home warranty.  

Power of Attorney -  
If using Power of Attorney, please advise as soon as possible so we can get lender approval and make sure original is brought to closing.

Any Special Circumstances -   If any of the parties are requesting a "Mail Away", a record title owner has died, there has been a recent divorce or bankruptcy please notify us immediately.  These are some circumstances that require special attention and if not handled appropriately can delay the closing.  This is certainly not a complete list, but the most common.  If you are not sure please contact us and we can discuss your circumstance.

Direct Your Clients to Our Web Site - We have provided helpful information for your clients to familiarize them with the closing process.  This will help make sure that any questions can be addressed prior to closing and help the closing go smoothly.   

Certified Funds- Please inform your buyers that we do not accept personal funds in excess of $1,000 dollars. Funds must certified funds from a bank or wired to our IOLTA account. Please note a check drawn on a brokerage firm account such as Edward Jones, Schwab or Merrill Lynch is not certified funds.
